REQUEST FOR COUNCIL ACTION <br />03/14/16 <br />AgendaDate: <br />Agenda Item: 8m <br />Department Approval City Manager Approval <br />Item Description: Request by United Properties for approval the final plat of Applewood <br />Pointe of Roseville at Central Park located at 934 Woodhill Drive and <br />2659 Victoria Street <br />(PF15-025) <br />AI <br />PPLICATION NFORMATION <br />Applicant: United Properties Residential LLC <br />Property Owner: same <br />Open House Meeting: none required (plat yields fewer than 4 lots) <br />Application Submission: received on March 3, 2016 <br />City Action Deadline: May 2, 2016 <br />PPA <br />Њ <br />RELIMINARY LAT CTION <br />On December 2, 2015, the Planning Commission voted 4-0 with 2 abstentions to recommend <br />Ћ <br />approval of the preliminary plat, and the City Council subsequently approved the preliminary <br />Ќ <br />plan on January 11, 2016, (Attachment A) by a unanimous vote with the following conditions: <br />Ѝ <br />a. <br />Public Works Department shall approve easements, grading and drainage, storm water <br />Ў <br />management, and utility requirements as necessary to meet the applicable standards prior <br />Џ <br />to the approval of the final plat or issuance of permits for site improvements; <br />А <br />b. <br />Permits for site improvements shall not be issued without evidence of an approved permit <br />Б <br />from the watershed district; <br />В <br />c. <br />ЊЉ <br />issuance of a building permit. <br />ЊЊ <br />FPA <br />ЊЋ <br />INAL LAT PPLICATION <br />The final plat drawing (Attachment B) conforms to the approved preliminary plat with respect to <br />ЊЌ <br />the arrangement of and size of lots, dedication of rights-of-way, drainage and utility easements, <br />ЊЍ <br />all of which conform to the applicable standards of the subdivision code. The conditions of <br />ЊЎ <br />preliminary plat approval have been satisfied as follows: <br />ЊЏ <br />a. <br />The Public Works Department has approved all necessary plat document easements and <br />ЊА <br />will work with the applicant and/or engineers on the grading and drainage, storm water <br />ЊБ <br />management, and utility requirements as necessary to meet the applicable standards prior <br />ЊВ <br />to the approval of the final plat or issuance of permits for site improvements; <br />ЋЉ <br />PF15-025_RCA_FinalPlat_031416 <br />12 <br />Page of <br /> <br />
