Attachment C <br />NorthAmericanBankingCompany,Roseville <br />RequestforVarianceApprovalNarrative <br />NorthAmericanBankingCompany(aStateCharterMemberBankwithitsCharterinRoseville),is <br />seekingapprovalfromtheCityofRosevilleVarianceBoardforanexceptiontothecurrentcitycode.The <br />projectislocatedat2230AlbertStreet,wherethebankhasoperatedfor17yearsinwhatwasthe <br />original1965RosevillePostOffice.TheBankwouldliketoremodeltheentirefacilitiesinsideandout. <br />Whenthebankfirststartedseveralchangesweremadetothepostofficebuildingbutonlyminor <br />changesasitwasastartupbusiness.Nowthatthebankhasgrowntobealmost$400millioninassets <br />withthreeadditionallocationitfeelsitistimetoreinvestintheoriginallocation. <br />Request: <br />NorthAmericanBankingCompanywouldliketodeviatefromtheprescribedexteriormaterial <br />allocationsinordertoenhancetheoverallappearanceofthebuildingwhilemaintainingthewonderful <br />originalbrickworkbuteliminatingtheutilitarianconcretesurfacesonthenorthsideofthebuilding. <br />Theconcretefaçadewallposessomechallengestoreplacementduetothewayitisattachedtothe <br />building.Removalwouldallbutbeimpossible.Thesurfaceofthestructure(ribbed)ontheNorthSide <br />ķƚĻƭƓ͸Ʒallowfornewbricktobeeasilyattachedtothesurface.Itisalsoimpossibletofindabrickcolor <br />tomatchtheexistingbrick.Thematerialchosenwillbeofthehighestqualitymetalandarethoughtfully <br />arrangedtocreatevisualinterest,varyingperelevationbutalwaysgroundedwiththeoriginalbrick. <br />Theentirepropertywillcontinuetobelandscapedtothehighestquality.Theadditionalnewmaterials <br />proposedwillcreateahighqualitybuildingwithrichvisualinterestthatthecommunitywillembrace. <br />Thecalculationbelowreflectsthesquarefootagesbyelevation;itiseasytoseewhytheprojecthasa <br />percentagebasisthatissohighduetothelargesurfaceareaoftheconcretefaçadealongtheNorth <br />Side <br />ElevationTotalSqFtMetalPanelSqFtPercentage <br />East166538623.18% <br />North2320141260.86% <br />West154937524.21% <br />South246035214.31% <br />SubTotal7994252531.59% <br /> <br />
