Attachment C <br />Pizza Luce Roseville <br />Request for Variance Approval Narrative <br />Pizza Luce restaurants (a Minnesota company), is seeking approval from the City of Roseville <br />Variance Board for an exception to the current city code. The project is located at 2851 Snelling <br />Avenue on the former Countryside Family Restaurant site. The parcel is a long, narrow site <br />which has been targeted by re-development for many years. The new Pizza Luce building will <br />have a closer street presence along Snelling Avenue and an architecturally appealing design <br />allowing patrons to enjoy indoor or outdoor dining. <br />Request: <br />Pizza Luce would like to deviate from the prescribed exterior material allotments in order to <br />create a unique building that fits within their brand aesthetic while also fitting nicely within the <br />fabric of the surrounding community. The proposed materials include brick, flat metal panels, <br />corrugated metal and Corten steel, in addition to the generous amounts of glazing at the front <br />and entry elevations. Many of the proposed materials are considered accent materials under the <br />Design Standards and are therefore limited to a total of 10% at each elevation. In order to <br />create the rich, layered aesthetic that characterizes each of Pizza Luce’s unique locations, a <br />variety of high-quality materials has been proposed. The materials on each elevation are <br />thoughtfully arranged to create visual interest, varying per elevation but always grounded with a <br />wainscot of brick and additionally layered with colored box awnings, sconce lighting and a wood <br />trellis at the outdoor dining area. Pizza Luce feels strongly that the design with the materials as <br />proposed will create a high quality building with rich visual interest that the community will <br />embrace. <br /> <br />
