DPZA <br />ETAILEDROPOSAL AND ONINGNALYSIS <br />1 <br />Spire Credit Union seeks the installation of two signs noting their new facility will be coming in <br />2 <br />2015. The Sign Regulations chapter of the Zoning Ordinance could consider the signs as <br />3 <br />temporary, for which the proposed duration by the applicant is not consistent (more than the 60 <br />4 <br />days permitted). <br />5 <br />The Planning Division, however, has concluded that the sign is more in keeping with a <br />6 <br />Construction Sign, as defined below <br />7 <br />Construction Sign: Any non-illuminated sign that displays information regarding the <br />8 <br />construction or development of the site on which it is displayed. <br />9 <br />§1010.02.A.2, which is where such signs are regulated, which reads: <br />10 <br />City Code §1010.02.A.2 (Construction Signs) states the following: <br />11 <br />2. Construction Signs: Construction signs shall be confined to the site of construction, <br />12 <br />alteration, or repair and shall be constructed of high-quality material maintained in good <br />13 <br />repair. No more than one sign is permitted on each street frontage the project abuts. The sign <br />14 <br />shall be removed within 180 days of the date of the issuance of a building permit for the <br />15 <br />work. A conditional use permit is required for a contractor sign to remain in place longer <br />16 <br />than allowed by this subsection. Construction signs are allowed in zoning districts in <br />17 <br />accordance with the following criteria: <br />18 <br />19 <br />Table 1010-3 Construction Signs <br />ZoningSize Height Placement/Setback <br />District <br />LDR1 &LDR2 16 square feet 8 foot maximum 5 feet from property line/zero if <br />attached to security fence <br />All other 32 square feet per 12 foot maximum 5 feet from property line/zero if <br />Districtsstreet frontage attached to security fence <br />The proposal by Spire seeks the installation of the construction sign well before the City would <br />20 <br />issue a building permit, which the Planning Division determined was the main factor in requiring <br />21 <br />the Interim Use versus the Conditional Use. The Spire proposal further seeks the two 32 sq. ft. <br />22 <br />signs in the front yard of their parcel at 1880 Perimeter Drive, and the signs are to be setback <br />23 <br />more than the minimum 5 feet required under Table 1010-3. <br />24 <br />RIUA <br />EVIEW OF NTERIMSEPPLICATION <br />25 <br />Section 1009.03 of the City Code establishes the regulations pertaining to . <br />26 INTERIM USES <br />The purpose statement for this section indicates the following: Certain land uses might not <br />27 <br />be consistent with the land uses designated in the Comprehensive Land Use Plan, and they <br />28 <br />might also fail to meet all of the zoning standards established for the district within which <br />29 <br />they are proposed; some such land uses may, however, be acceptable or even beneficial if <br />30 <br />reviewed and provisionally approved for a limited period of time.
