Attachment C <br />Utility Services: <br /> <br />City sanitary sewer and water are currently available to serve the site. The sewer lines <br />are sized to service the property. Some individual service adjustments/changes will be <br />necessary to service the proposed lots. <br /> <br />The minor utilities, gas, electric, phone, and cable, are all available at the proposed <br />homesites. <br /> <br /> <br />Site Grading: <br /> <br />The site grading is planned to begin in the Summer of 2014. The entire project is <br />proposed to be graded in one phase; the graded area is +/- 2.5 acres. It is our design <br />objective to balance the site with on-site material, some import of suitable structural fill <br />material may be necessary for building pad, and retaining wall construction. Some <br />export of unsuitable material maybe necessary to balance the site. As the final design <br />analysis is completed we will provide detailed construction plans for the entire project to <br />the City of Roseville. <br /> <br />Stormwater: <br /> <br />The stormwater facilities proposed in Owasso Preserve are illustrated on the enclosed <br />plans. Runoff from the site will be directed through the proposed rainwater garden to <br />meet the proposed stormwater best management practices. The rainwater garden will <br />provide volume, quality and rate control for stormwater runoff. Final design details and <br />planting will be specified with the final plans. The proposed rainwater garden will consist <br />of a layer of buckshot rock to provide underground water storage, and a layer of <br />bioretention soil to provide treatment and retention for plat absorption. Plantings and <br />mulch will be utilized as ground cover above the infiltration basins to provide a clean <br />looking landscaped yard. The rainwater garden will outlet stormwater that does not <br />infiltrate through the draintile and into the city storm sewer system. The stormwater plan <br />will provide adequate treatment and storage to meet the City of Roseville and Ramsey- <br />Washington Metro Watershed District requirements. <br />Wetlands: <br /> <br />A wetland delineation report (11-03-13) has been completed by Jacobson Environmental, <br />PLLC. The project name: Barraclough Owasso Delineation, Comm No. 2013-177. <br /> <br />Traffic: <br /> <br />It is anticipated that the 5 home sites will generate 10 trips per day per home site for a <br />total of 50 trips per day.
