The proposed conditional use will be an "accessory" or minor use of the facility, and shall <br />be conducted indoors. <br />2. The applicant shall install and maintain wood boar� on board opaque f�ncing af 8 ft. in <br />height (6 ft. within Fairview right-of-way) along the northern edge of property and in <br />essenfiially the same locaiion as the previous chain-link fence. Such fence will terminate <br />adjacent to the most western post of existing 8 ft. fence. [Note: the existing 8 ft. fence <br />extends west of Vogel's east property line.] <br />3. The overhead doors shall remain closed. <br />4. There shall be no outside storage allowed. <br />5. Applicant shall maintain all existing landscaping and replace as necessary. An <br />additional row of evergreens shall be planted and maintained south of the fence to be <br />instafled to provide an additional buffer between the residential and commercial uses. <br />6. Any tenant of the Applicant shall be of the same or less intensity of conditional use, or a <br />permitted use, and shall be required to have the proposed use verified by the <br />Community Development/Planning Department to ensure consistency with the zoning <br />code and/or CUP of Applicant. <br />7. Delivery times be restricted to normal business hours or between the hours of 7 a.m. <br />and 5 p.m. [In accordance with Vogel's narrative, page 2, # 5.] <br />8. Delivery trucks shall be limited in size and number. <br />9. Lawn or other maintenance requiring mechanical equipment will be NOT be done on <br />Sundays or holidays. [Or change to "within 300 feet of residential district" to be in line <br />wifh "Standards for Nighftrme activities" designed to minimize disruption or disturbance <br />to residential districts.] <br />10. No refuse hauling is allowed before 7 a.m. <br />11. l"hat an area be designated for placement of any dumpsters on the south half of the <br />property and that such area shall be enclosed and screened from view. <br />
