Attachment D <br />Section 1009.04 (Variances) of the City Code explains that the purpose of a is “to <br />66 VARIANCE <br />permit adjustment to the zoning regulations where there are practical difficulties applying to a <br />67 <br />parcel of land or building that prevent the property from being used to the extent intended by the <br />68 <br />zoning.” The proposal appears to compare favorably with the above requirements essential for <br />69 <br />approving variances. Moreover, even if there is a way to construct the shed to meet Zoning Code <br />70 <br />requirements, the shed would certainly require extensive grading and possible loss of trees and <br />71 <br />landscaping, in order to make the shed useable. Planning Division staff believes that such a <br />72 <br />challenge represents a practical difficulty which the variance process is intended to relieve. <br />73 <br />NOW THEREFORE BE IT RESOLVED, by the Roseville Variance Board, to approve a <br />74 <br />Variance to 1004.02, Accessory Structures, Table 1004-1, on property addressed as 2040 Irene <br />75 <br />Street, subject to the following conditions: <br />76 <br />a. <br />The front property lot corners be located and confirmed by the City. <br />77 <br />b. <br />The shed be placed within the private property, approximately 16 feet from the street <br />78 <br />curb. <br />79 <br />The motion for the adoption of the foregoing resolution was duly seconded by Variance Board <br />80 <br />Member __________ and upon vote being taken thereon, the following voted in favor: _______; <br />81 <br />and _______ voted against; <br />82 <br />WHEREUPON said resolution was declared duly passed and adopted. <br />83 <br />Page 3 of 4 <br /> <br />
