Recent application of these requirements, some established with the original <br />3 <br />subdivision code in 1956 and some much more recently, in 2008, has proven challenging. It <br />4 <br />should be noted that Planning Division staff is developing afirm timeline for working with a <br />5 <br />consultant to rewrite the Subdivision Code. That timeline, however, might realistically extend <br />6 <br />until late 2016 and even into 2017, but Planning Division staff has been receiving a large number <br />7 <br />of inquiries from homeowners who are seriously considering subdividing their parcels and staff <br />8 <br />hopes to gain clarity on the following lot size and shape parameters before a high volume of <br />9 <br />subdivision applications are submitted. <br />10 <br />ȷΔΔΓΖȁΓΙ! lj "Ȁ -¨¨¬´¬ 2¤²¨£¤³¨ « ,®³ 3¨¹¤ <br />11 <br />This is the part of the Subdivision Code that specifies lot size standards for single-family <br />12 <br />detached homes; it says: <br />13 <br />A. The minimum lot dimensions in subdivisions designed for single-family detached dwelling <br />14 <br />developments shall be: <br />15 <br />1. Eighty five (85) feet wide at the established building setback line and on outside street curvatures. <br />16 <br />2. Not less than one hundred ten (110) feet in minimum depth. <br />17 <br />3. Not less than eleven thousand (11,000) square feet in area. <br />18 <br />B.
