RPCA Attachment B
1
1004.09 Low Density Residential -2 (LDR-2) District
2
C.Improvement Area:
Improvement area, including paved surfaces, the footprints of principal and
3
accessory buildings, and other structures like decks, pergolas, pools, etc., shall be limited to 70% of
4
the parcel area. The purpose of this overall improvement area limit is to allow for rather liberal
5
construction on a residential property while preventing overbuilding. Within this improvement area
6
limit, paved surfaces and building footprints shall be limited to30%50% of a parcel; for parcels
7
within a Shoreland or Wetland Management District, paved surfaces and building footprints shall be
8
further limited to 25% of the parcel area. The purpose of these further limits on paved surfaces and
9
building footprints within the overall improvement area allowance is to prevent problems caused by
10
excess storm water runoff.
