�5 Section 1 Q09.04 (Variances) of the City Code explains that the purppse O� a VARIANCE is "to <br />ss permit adjustment to the zoning regulations where there are practical difficulties applying to a <br />s� parcel of land or building that prevent the praperty from being used to the extent intended by the <br />ss zoning." The pro�Qsa� appears to compare favorably with the above require�nents essential for <br />ss a�proving variances. Moreover, even iFthere is a way to construct the shed to meet Zoning Code <br />�o requirernents, the shed wauld certainly require extensive grading and possible loss af trees and <br />�� landscaping, in order to make the shed useable. Planning Division staff believes tY�at such a <br />72 challenge represents a practica� difficulty which the variance process is intended to relieve. <br />�3 NOW THEREFORE �E IT RESOLVED, by the RosevilIe Variance Board, tQ approve a <br />za Variance to r 004.02, Accessory Structures, Table 1004-1, on property addressed as 2040 Irene <br />75 Street, subject to the followin� conditions: <br />�� a. The front progerty lot corners be located by the property awner and confirmed by the <br />�7 City. <br />�� b.
