District 4
Planning District 4 begins at Lexington Avenue on the
west, ends at the shoreline of Lake Owasso on the east,
and is bounded by County Road D on the north and
County Road C on the south.
Land -Use Issues
The park and lakefront make District 4 a desirable
residential setting. The Comprehensive Plan supports
the existing land -use pattern.
Future Land Use
The majority of the district continues to be guided for
low-density residential. Infill and redevelopment should
be compatible with the surrounding neighborhood.
Medium- and high-density housing form edges along
County Road C and Lexington Avenue.
Ex611ng Land Usc Map
511 glc Fanl ly Dl;a.n- mon_
Su WFa-1, Attadwd lgnl lndustei
ManullMuad Ibu6m0 Part , Ibvy IMuamal
!.1111 Family In6pW11anM
wmmm Neaa PakaaMOcen Space
Bu61n6NRdtal PoeM1t al NAy
R llrmd annag p611Yt
_ Vecanl
Vacanl avdlppad[
Wab,
Proposed 2030 Future Land Use Plan Map
ReaiOaneal
Commamlal
LR-LCW nNly RenlYanlrel
SNBNagM1bom000 RUslness
MN-MaNum WnaHy RnWmW _ CB-Carnnunily auslnm
SMR - MIgF Oenslry Reananti ll
1>0- Raponal Buanafs
MlaeG lyse
M.Oars
Qc u communiw mdw uw
IOOVIM@I
_UP 9uuroaa Park
M Ra.l.
I-Indeelnar
Pumic I lneatutlo al
_IN-msbll2mnl
annilg nislrYl
r05 PaN b Open 5'..
N m lakes PWkway
ow IiorrvlarY
ROW-RbM1td MAy
W-MWrP 0"
uke
4-15 I Land Use Adopted: October 26, 2009 City of Roseville
Amended: May 10, 2010
