Attachment B <br />"´¨«£¨¦ $¤²¢±¨¯³¨® <br /> <br />The 209 units of residential housing will be incorporated into <br />three multifamily buildings along with a central community building. The <br />multifamily buildings will have multiple story heights to break up the <br />building elevations, but no building will be greater than four-stories at <br />the buildings highest point. <br /> <br />Beneath each of the multifamily buildings will be underground <br />parking with approximately one space for each apartment unit. Upper <br />floor construction will incorporate wood frame assembly with the <br />parking garage being constructed with concrete walls/floors and precast <br />columns and beams supporting hollow core concrete floor slabs. <br /> <br />Exterior walls finishes will be clad in several long lasting materials including a concrete masonry <br />component, a cement or fiber board panel system and cement or fiber lap siding. All units will have patios or <br />balconies depending on grade heights. Balconies will be prefinished aluminum decking with powder coated <br />painted railings. <br /> <br />Interior apartment unit walls will be fully finished with painted gypsum board with accent colors. <br />Unit floors will be covered with residential carpeting in the bedrooms, living room and closets. Floor finishes <br />in the baths, kitchens and laundry area will be tile or vinyl. Custom cabinetry will be placed in the baths and <br />kitchens. Each unit will have individual central, gas fired heating and air conditioning along with a full <br />appliance package including range/oven combination, microwave, dishwasher, refrigerator and front load <br />washer and dryer. <br /> <br />Corridors and stairs will be carpeted with mats used at all entrances. Public entries including lobby <br />area and stair towers will be tile with insert mats as appropriate. Domestic hot water will be supplied from <br />high efficiency central boilers and water storage tanks. Building public areas will be heated with gas fired <br />central heating and air conditioning. <br /> <br />The one-story, wood-framed community building <br />will serve the overall Edison development. Management <br />functions within the building will include administration <br />and leasing activities, workroom, conference room, <br />maintenance office, storage and reception area. Resident <br />features of the community building are still in the pre- <br />design stage, but anticipated features include coffee bar, <br />fitness studio, lounge, restrooms and an outdoor seasonal <br />pool with sundeck. The community building will be open to <br />residents during posted operational hours and will also be <br />available for residents to rent for private use. <br /> <br />3¨³¤ $¤²¨¦ <br /> <br />The site design is based on the idea of great place which brings together multiple aspects of healthy <br />living with balanced housing, open space, density, environmental stewardship and recreational opportunities <br />in a pedestrian scaled environment. The buildings were designed in an efficient manner to minimize impact <br />to existing trees along with other natural areas of the existing site. <br /> <br />The access point into the site will be from Old Highway 8. Interior, private drives will provide interior <br />access to the buildings along with providing adequate surface parking for residents and guests. The site will <br />be extensively landscaped and storm water will be handled with a series of rain gardens and soil depressions <br />for both rate control and filtration. <br />Α Ȟ Page <br /> <br /> <br />
