They help maintain a healthy tax base and <br />attract and retain residents and businesses to the community. Healthy neighborhoods bring vitality and <br /> <br /> <br />The 209 unit life-style community of Edison will incorporate innovative design, create community <br />connections and will also encourage healthy living activities. The high quality housing development will serve <br />residents with a wide range of incomes while at the same time offering all residents similar amenities and <br />quality building components. When complete, Edison , provide <br /> and also encourage <br />significant private investment. <br /> <br />3 ­£ $¤µ¤«®¯¬¤­³Ǿ ,,# <br /> <br />Sand Development, LLC, a subsidiary of Sand Companies, Inc., and its related entities (Sand), have <br />earned a reputation for professionalism, thoroughness and proven results in the development, design, <br />construction and <br />to the many successful partnerships formed over the years. <br /> <br />Since inception in 1991, Sand has successfully completed the construction and/or development of 74 <br />multifamily housing developments (3,741 units), 30 hotels (2,468 guest rooms), 18 commercial projects, 6 <br />residential subdivisions (239 lots) and various other projects. Sand also manages over $350 million in assets <br />including 34 residential housing developments (1,430 units), 16 hotels (1,599 guest rooms) and 8 <br />commercial/restaurant/conference facilities. <br /> <br />Sand has significant experience in completing large scale luxury apartment developments including <br />Park Place (176 units) and Heritage Park (150 units) in Saint Cloud, The Preserve at Commerce (192 units) in <br />Rogers, Shadow Hills Estates (322 units) in Plymouth and Monument Ridge Estates (135 units) in Inver Grove <br />Heights. Along with market rate housing, Sand has successfully completed the development of 31 affordable <br />communities (1,228 units). <br /> <br />3¨³¤ ,®¢ ³¨®­ <br /> <br />The 8.71 acre residential site is <br />located near the southeast corner of County <br />Road D and Old Highway 8. The property is <br />bounded by commercial to the north, high <br />density residential to the south, medium <br />density residential and commercial to the <br />west and Highway 88 and industrial to the <br />east.
