Comprehensive Plan Update <br />Minutes – Wednesday, June 28, 2017 <br />Page 8 <br />323 <br />Chair Murphy advised the Commission is generally receptive to this idea. <br />324 <br />325 <br />Mr. Lloyd advisedthey will update the future versions of the plan. <br />326 <br />327 <br />Ms. Perdu referred back to the 2040 Future Land Use map and stated the districts <br />328 <br />represent the proposed land use districts and not the titles from before. She then <br />329 <br />displayed the 2040 Future Land Use map with the Special Study Areas and stated <br />330 <br />they will include more detail on how those areas can be redeveloped. <br />331 <br />332 <br />Rice/Larpenteur area <br />333 <br />Chair Murphy referred to the Rice/Larpenteur area and inquired if the intent was <br />334 <br />for the Special Study Area to go up further north. <br />335 <br />Ms. Perdu advised they will make the map consistent with the scope of the study. <br />336 <br />337 <br />Presbyterian Homes office building –Hamline Avenue <br />338 <br />Mr. Lloyd highlightedthis area as one that Member Gitzen had suggested.It <br />339 <br />includes the Presbyterian Homes office building on Hamline Avenue, the <br />340 <br />Hamline Shopping Center,and the gas station. <br />341 <br />342 <br />Member Gitzen advised this area is owned by Presbyterian Homes and they plan <br />343 <br />to redevelop it. <br />344 <br />345 <br />Ms. Perdu advised they will highlight it as a redevelopment area. <br />346 <br />347 <br />West side of Snelling –across from HarMarand Target <br />348 <br />This area was also highlighted for redevelopment by Member Gitzen. He stated <br />349 <br />there is a line of fast food restaurants and this whole area seems logical for <br />350 <br />redevelopment. <br />351 <br />352 <br />Member Sarby agreed this area needs to be targetedfor <br />353 <br />development/redevelopment. <br />354 <br />355 <br />South of County Road C and East of SnellingAvenue <br />356 <br />Mr. Lloyd reported thisarea is guided as medium density and residential. <br />357 <br />358 <br />Chair Murphy stated the usability of this site was always a question because of a <br />359 <br />marshy area east of Snelling. <br />360 <br />361 <br />Ms. Perdu stated they had discussion on this site and had changed the use to <br />362 <br />single family. <br />363 <br />364 <br />Member Gitzen commented it is underutilized and fits under <br />365 <br />development/redevelopment. <br />366 <br />367 <br />Snelling and County Road C –Byerly’s Centerarea <br />368 <br /> <br />
