While recognizing that this <br /> site represents valuable development space, Mr. Burmeier noted the current green <br /> space amenity that helped create a sound barrier for residents between Highway <br /> 88 and I-35W. Mr. Burmeier questioned how the neighborhood could possibly <br /> absorb that additional population, and supported MDR as a much more appropri- <br /> ate consideration. <br /> Lisa Dalke,3045 Patton Road <br /> For a development like this to be successful, Ms. Dalke opined that there was the <br /> need for a transit hub. Ms. Dalke stated that the neighborhood loved the existing <br /> green space, which would also be of benefit to new as well as existing residents. <br /> Ms. Dalke asked that the city take into consideration that the neighborhood sup- <br /> ported an environment similar for affordable housing as well as single-family res- <br /> idents. <br /> Peter Knaeble, Golden Valley Land Company (working with Sand Compa- <br /> nies and land owners, the Reiling family) <br /> Mr. Knaeble responded to several questions/comments raised during public com- <br /> ment. <br /> Mr. Knaeble advised that MnDOT had access restrictions recorded against the en- <br /> tire development parcel, prohibiting access onto Highway 88. <br /> Mr. Knaeble clarified that the developer had two pending applications in process <br /> for affordable housing units, for a total of fifty nine units, not sixty units. Mr. <br /> Knaeble noted that calculations provided for up to 209 units supported by HDR, <br /> with only 109 units available with MDR, creating a significant difference for the <br /> project's point of view. <br /> Specific to green space, Mr. Knaeble clarified that as part of the proposed 209- <br /> unit development, more green space was anticipated due to the compactness of <br /> the buildings on site, and stated that he considered that there would be more tree <br /> loss and green space with an MDR rather than HDR development based on layout <br /> of the buildings. <br /> Mr. Knaeble opined that the Reiling family may be concerned if there was a <br /> change from HDR at this point since they had been paying taxes accordingly over <br /> the last eight years. <br /> City Council and Staff Discussion <br /> Site 1 and 2 (Old County Road 8 Triangle Site) <br /> In response to the public, Mayor Roe noted that whether property guidance for the <br /> triangle site had been MDR or HDR, it was not in response to any particular pro- <br /> posal or whether affordable or market rate housing was applicable, but rather ad- <br /> dressing future use of the property and not related to this or any other project go- <br /> ing forward in the future. <br />
