advantages with this type of system that would benefit the City. We recommend prior to <br />proceeding with an improvement plan for the refrigeration plant at the Oval, this option be <br />further studied to determine its feasibility. <br />High Pressure Receiver <br />The Vilter High Pressure Receiver is original, in good condition, and could provide service for <br />another ten years with proper maintenance. <br />Evaporative Condenser <br />The evaporative condenser is the original Baltimore Aircoil unit and it has reached its useful life <br />and should be replaced. A cooling tower leak would most likely occur in the heat transfer coils <br />where ammonia gas leakage would be directly into the atmosphere where area residents could <br />be affected. The ammonia piping from the compressors to the condenser is original and should <br />be considered for replacement as well. A potential exists for improving efficiency of the <br />evaporative condenser by utilizing a Variable Frequency Drive (VFD) motor on the condenser fan <br />which will allow the fan to operate at the minimum needed speed to maintain appropriate <br />operating conditions, saving electrical energy from the fan motor. <br />Condenser Water Pumps <br />There are two submersible type pumps located in the indoor remote condenser sump in the <br />refrigeration room that pump water to the evaporative condenser spray nozzles. Water from <br />the nozzles cools the condenser coils then gravity flows back to the remote sump. One pump <br />was replaced about five years ago and could easily operate for another 10 years. The remaining <br />original pump has reached its useful life and should be replaced. If the evaporative condenser is <br />replaced as recommended above, we recommend that the cooling water piping from the pumps <br />to the evaporative condenser be replaced since all equipment is original. At that time, we would <br />also suggest replacing both condenser water pumps. <br />Remote Condenser Sump <br />The remote condenser sump is a cast-in-place concrete tank and still has many years of function <br />remaining before replacement would be necessary. <br />Chemical Treatment System <br />The chemical treatment system for the condenser water was replaced several years ago with <br />WalChem equipment and has at least 10 years of useful life before it will need to be replaced. <br />Electrical Power and Controls <br />The Cutler-Hammer Motor Control Center is original, yet should have about 10 years of useful <br />life remaining. The starter for Compressor No. 2 was replaced a few years ago and it is has <br />become apparent to City Staff that parts for the starters are difficult to find. If replacement parts <br />for the starters continue to be problematic, it may be necessary to replace the Compressor <br />Starters No. 1 & 3 sooner. <br />131313 <br /> <br />
