As noted above, Planning <br /> staff will work with the applicant on their improvement plans to determine to what extent, if any, <br /> additional exterior improvements will need to be made to the building. <br /> 4. The proposed use will not create an excessive burden on parks, streets, and other public facilities. <br /> The proposed art storage use will not create an excessive burden on parks, streets, or other public <br /> facilities, certainly not beyond the site's historical impact on those facilities. Impacts are expected to <br /> be minimal as this is a specialty storage use that will experience limited traffic. Such a use will also <br /> be compatible with other uses in the area, with a zoning classification of Community Mixed-Use-1 <br /> or 2 to the immediate east, west, and south of the property. <br /> S. The proposed use will not be injurious to the surrounding neighborhood, will not negatively impact <br /> traffic or property values, and will not otherwise harm the public health, safety, and general welfare. <br /> Consistent with the preceding findings, Planning Division staff believes that the proposed art storage <br /> use will not create adverse traffic impacts or harm property values, or cause harm to the public <br /> health, safety, and general welfare, especially when compared to other uses previously permitted at <br /> the property or uses on adjacent or nearby properties. <br /> NOW THEREFORE BE IT RESOLVED, by the Roseville City Council, to approve the <br /> proposed warehousing and distribution use by A2 Art Storage and Services as a conditional use at 2830 <br /> Fairview Avenue, based on the public record and City Council deliberation, and the following condition <br /> of approval: <br /> 1. Incorporation of the recommendations in the interoffice memorandum from the Police Chief <br /> and Fire Chief(Exhibit A). <br /> The motion for the adoption of the foregoing resolution was duly seconded by member Willmus and upon <br /> a vote being taken thereon, the following voted in favor thereof: Etten, Willmus, Laliberte, Groff, and <br /> Roe, and the following voted against the same: None <br /> WHEREUPON said resolution was declared duly passed and adopted. <br /> Page 2 of 2 <br />
