1010.08: REAL ESTATE SIGNS 3192 <br />A. The Community Development Department may issue a sign permit for the sale, rental, and/or leasing 3193 <br />of a property in the medium and high density residential, commercial, employment, and institutional 3194 <br />districts as listed below: 3195 <br />B. Within low, medium, and high density residential zoning districts, temporary real estate signs shall 3196 <br />comply with the following requirements: 3197 <br />1. 6 square foot maximum area 3198 <br />2. 6 foot maximum height 3199 <br />3. One sign per property 3200 <br />4. Shall be removed within 7 days after execution of rental or lease agreement or the closing of a 3201 <br />sale. 3202 <br />C. Within commercial, employment, and institutional zoning districts, temporary real estate signs shall 3203 <br />comply with the following requirements: 3204 <br />1. Multi-tenant buildings and unified developments where new signage is requested, said real 3205 <br />estate/leasing sign shall be made part of the required Master Sign Plan as require in Section 3206 <br />1010.11 of this chapter. 3207 <br />2. Single tenant buildings shall be allowed a real estate sign not exceeding 32 square feet mounted 3208 <br />on the building wall or incorporated into an existing freestanding sign. If it is determined by the 3209 <br />Community Development Department that either a wall sign or incorporation into existing 3210 <br />freestanding sign is not conducive, the site will be allowed one freestanding real estate not 3211 <br />exceeding 32 square feet, limited to 8 feet in height, and setback a minimum of 15 feet from a 3212 <br />property line. 3213 <br />3. In situations where the selling, renting, and/or leasing sign is desired on vacant land/property, a 3214 <br />freestanding sign not exceeding 32 square feet, limited to 8 feet in height, and setback a minimum 3215 <br />of 15 feet from a property line (or as approved by the Community Development Department) 3216 <br />shall be allowed. 3217 <br />4. Unless explicitly stated, the number of real estate signs shall be limited to one sign per lot, except 3218 <br />multi-fronted or through lots, which may be permitted an additional sign on the second street 3219 <br />frontage, or as approved by the Community Development Department. 3220 <br />D. Leasing signs shall be removed within 7 days after execution of rental or lease agreement or the 3221 <br />closing of a sale. 3222 <br />1010.09: OTHER SIGNS 3223 <br />A. No permit or permit fee shall be required for the following types of temporary signs, however, all 3224 <br />other provisions of this Chapter shall apply. 3225 <br />1. Nameplate Signs 3226 <br />2. Construction Signs: Construction signs shall be confined to the site of construction, alteration, or 3227 <br />repair and shall be constructed of high-quality material maintained in good repair.
