a. Outdoor servicing, processing, or manufacturing, shall be no closer than 300 feet to a 4657 <br />property occupied by a residential use. 4658 <br />b. All outdoor servicing, processing, or manufacturing shall be conducted, operated and 4659 <br />maintained in accordance with any necessary permits of the Minnesota Pollution Control 4660 <br />Agency, Ramsey County, and the City. 4661 <br />c. The applicant shall provide a site plan showing the location of buildings, areas of outdoor 4662 <br />servicing, processing or manufacturing, and fences and walls. A narrative shall accompany 4663 <br />the plan stating the measures the applicant will take to comply with the environmental 4664 <br />regulations established in Section 1011.02. 4665 <br />5. Wholesale Uses: Within the Office/Business Park Employment and Employment Center Districts, 4666 <br />a wholesale use shall not exceed 25% of the gross floor area of the building where it is located. 4667 <br />6. Accessory Buildings: Accessory buildings shall be limited to a single structure/building of no 4668 <br />greater than 500 square feet in size with a maximum height of 15 feet. Setbacks for accessory 4669 <br />structures/buildings are as regulated under Tables 1006.02 and 1006.03, except that accessory 4670 <br />structures or buildings shall not be permitted in a front yard. 4671 <br />7. Outdoor display: All outdoor display shall occur on paved surfaces consistent with the parking 4672 <br />area requirements of Section 1019.11 of this Title, and shall adhere to the parking area setback 4673 <br />requirements in the applicable zoning district. Display shall not obstruct required drive aisles or 4674 <br />parking stalls. 4675 <br />8. Outdoor storage, equipment and goods: All outdoor storage shall occur on paved surfaces 4676 <br />consistent with the parking area requirements of Section 1019.11 of this Title, and shall adhere to 4677 <br />the parking area setback requirements in the applicable zoning district except that no outdoor 4678 <br />storage shall be allowed between a principal building and the front property line. Areas of outdoor 4679 <br />storage shall not obstruct required drive aisles or parking stalls. Greater setbacks shall be 4680 <br />considered for pressurized canisters or potentially explosive goods. Equipment and goods shall be 4681 <br />screened by screen wall or fence at least 6 feet in height and at least 95% opaque. Equipment 4682 <br />available for rent may be displayed without screening in an area not exceeding 10% of the 4683 <br />screened outdoor storage area. 4684 <br />9. Outdoor storage, fleet vehicles: All outdoor storage shall occur on paved surfaces consistent with 4685 <br />the parking area requirements of Section 1019.11 of this Title, and shall adhere to the parking 4686 <br />area setback requirements in the applicable zoning district. Fleet vehicles in active use need not 4687 <br />be screened, but inoperable or otherwise out-of-service vehicles (e.g., snow plows in the summer, 4688 <br />or “retired” vehicles) shall adhere to the requirements for outdoor storage of inoperable/out of 4689 <br />service vehicles or equipment. 4690 <br />10. Outdoor storage, inoperable/out of service vehicles or equipment: All outdoor storage shall occur 4691 <br />on paved surfaces consistent with the parking area requirements of Section 1019.11 of this Title, 4692 <br />and shall adhere to the parking area setback requirements in the applicable zoning district except 4693 <br />that no outdoor storage shall be allowed between a principal building and the front property line. 4694 <br />All such vehicles or equipment which are inoperable or unused for more than 72 hours shall be 4695 <br />screened by screen wall or fence at least 6 feet in height and at least 95% opaque, and an outdoor 4696 <br />storage area shall not obstruct required drive aisles or parking stalls. 4697
