Accessory buildings and sheds shall be located in rear or side yards behind the front building line of 1215 <br />the principal structure. Accessory buildings and sheds shall be set back a minimum of 10 feet from 1216 <br />rear or side lot lines and from principal buildings. 1217 <br />C. Color, Design, and Materials: The exterior design and materials of an accessory storage building 1218 <br />greater than 120 square feet in area and/or greater than 12 feet in height shall be similar to or 1219 <br />compatible with those of the principal structure. 1220 <br />D. Driveway Required: Any accessory building used for storing one or more motorized vehicles and/or 1221 <br />trailers shall be served by a hard-surfaced driveway to an adjacent public street, if any of these items 1222 <br />are removed from the accessory building more than 2 times in a 10-day period. 1223 <br />E. Construction Timing: Accessory buildings shall not be constructed prior to the construction of the 1224 <br />principal structure on the same site. 1225 <br />F. Permit Required: Permits are required for all detached accessory buildings prior to construction. 1226 <br />1004.03: RESIDENCE RELOCATIONS 1227 <br />In order to protect the character of residential neighborhoods, relocated dwellings shall meet all standards 1228 <br />of the zoning district where they will be located. Relocations of dwellings require a relocation permit. 1229 <br />1004.04: EXISTING SETBACKS 1230 <br />If existing houses on 50% or more of the frontage of any block have a predominant front yard setback less 1231 <br />than the minimum required in this chapter, any new construction on that block frontage may have a 1232 <br />reduced front yard setback equal to the average front yard setback of the two adjacent houses on the same 1233 <br />side of the street. 1234 <br />1004.05: BUILDING ARRANGEMENT 1235 <br />Buildings in residential districts may be organized in several ways, including the examples in this section: 1236 <br />A. Arranged along the street without a common open space. Open space is provided on individual lots or 1237 <br />on privately defined spaces to the rear of attached dwellings. 1238 <br />B. Arranged around a common courtyard that faces the street, with parking areas taking access off a 1239 <br />shared drive to the side and rear of the buildings. 1240 <br />1. The area of the courtyard is counted towards the overall density, toward lot coverage calculations, 1241 <br />and as part of the lot area per unit; 1242 <br />2. One-family detached dwellings arranged this way would be considered Courtyard Cottage 1243 <br />dwellings. 1244 <br />C. Arranged along the street with a common open space area to the rear or side of the buildings, as is 1245 <br />common in townhouse and multi-family developments. The open space area(s) for resident use is 1246 <br />counted towards the overall density, toward lot coverage calculations, and as part of the lot area per 1247 <br />unit. 1248
