Promote an appropriate mix of commercial, office, and residential development types within the 1455 <br />community; 1456 <br />B. Provide attractive, inviting, high-quality retail shopping and service areas, mixed-use sites, including 1457 <br />vertical mixed-use, and medium and high-density residential projects that are conveniently and safely 1458 <br />accessible by multiple travel modes including vehicle, walking, and bicycling; 1459 <br />C. Improve the community’s mix of land uses, including vertical mixed-use, by encouraging mixed 1460 <br />medium- and high-density residential uses with high quality commercial and employment uses in 1461 <br />designated areas. Mixed-use is a development type that blends residential, commercial, entertainment, 1462 <br />or other uses, where those functions are physically and functionally integrated, and that provides 1463 <br />pedestrian connections; 1464 <br />D. Encourage appropriate transitions between higher-intensity uses within commercial and mixed use 1465 <br />centers and adjacent lower-density residential districts; and 1466 <br />E. Encourage sustainable design practices that apply to buildings, private development sites, and the 1467 <br />public realm in order to enhance the natural environment. 1468 <br />(Ord. 1542 2-12-2018) 1469 <br />1005.02: A: DESIGN STANDARDS – NON-RESIDENTIAL AND MIXED USE PROJECTS 1470 <br />The following standards apply to new buildings and major expansions of existing buildings (i.e., 1471 <br />expansions that constitute 50% or more of building floor area), and changes in use in all commercial and 1472 <br />mixed-use districts. Design standards apply only to the portion of the building or site that is undergoing 1473 <br />alteration. 1474
