Item 4 - Park Dedication <br />TWIN LAKES STATION PARK DEDICATION NARRATIVE <br />The Twin Lakes Station development is located west of County Road C and Snelling Avenue. <br />The redevelopment project commenced in 2020 with the residential development on the north <br />side of the property, mass grading of the commercial area along the southern portion of the <br />property, and County Road C access improvements. <br />The currently proposed plat is to subdivide the commercial portion of the property. The property <br />is being subdivided to develop a bank, restaurant, and car wash while also preparing two <br />additional building pad/parking areas for future phases of the commercial development. <br />Construction of the commercial developments is anticipated to start in Spring 2022. <br />The development team is proposing two potential land dedication scenarios within the <br />commercial development area for consideration. The proposed areas are located in pedestrian <br />focused areas and also adjacent to the recently constructed City trail immediately west of the <br />development site. <br /> <br />
