Attachment A <br />1 TO BE COMPLETED AS APPLICABLE <br />2 EXHIBIT B <br />3 Conditions of Development <br />4 1.The Developer shall either dedicate on the Plat or otherwise convey all roadway, utility, drainage, <br />5 and other easements required by the City. <br />6 2. The access points to enter and exit the Property shall be at locations approved by the City and any <br />7 other governmental entity having jurisdiction over adjacent roadways. <br />8 3.The Developer shall install subdivision monuments as reasonably required by the Roseville Public <br />9 Works Department and Ramsey County Surveyor. <br />10 4. The Developer shall provide the City proof that the Developer/Owner is the fee simple owner of all <br />11 of the Property included in the Plat and that there are no liens, encumbrances or other parties having <br />12 an interest in the Property at the time the Plat and the Public Improvement Contract are recorded, or <br />13 make other arrangements which are reasonably satisfactory to the City to assure that title to the <br />14 Property following the recording of the Plat and the Public Improvement Contract shall be <br />15 acceptable to the City. <br />16 5. The Developer shall pay all unpaid Citysubdivision review and other fees prior to the City releasing <br />17 the Plat for recording. <br />18 6.
