<br />INTEROFFICE MEMORANDUM <br /> <br />Date: January 20, 2021 <br /> <br />To: Bryan Lloyd, Senior Planner <br /> <br />From: Jesse Freihammer, Roseville Public Works <br /> <br />RE: Enclave at McCarrons Plat <br /> <br /> <br />The Public Works Department reviewed the proposed plans for the project noted above and offer <br />the following comments with regard to the project’s impact on City services and/or <br />infrastructure: <br /> <br />1. Site Plan <br />o The current site plan’s proposed pathway meets the requirement of connecting <br />Marion Street to McCarrons as detailed in the comprehensive plan. Some minor <br />detail changes have been conveyed to the developer. <br />o The traffic created from the development will have minimal impact on adjacent <br />roadways. <br />o Site plan meets wetland buffer setback. Wetland buffer signs will be required. <br />2. Roadway Improvements <br />o The new roadway serving the new units will be a private road. Due to the proposed <br />width of the road, on street parking will not be permitted on one side of the <br />roadway and one side of the roadway will need to be posted for no parking. No <br />parking signs will also need to be posted in the cul-de-sac. The roadway meets City <br />standards. Final construction plans will be approved by the City prior to issuing <br />permits. <br />3. Utilities <br />o Water <br /> A MDH Water Permit will be required. <br /> Would be a public watermain. Current plan meets City standards. Final <br />construction plans will be approved by the City prior to issuing permits. <br />o Sanitary <br /> The sanitary sewer main would be public. <br /> Current plan meets City standards. Final construction plans will be <br />approved by the City prior to issuing permits. <br /> A MPCA Sanitary Sewer Extension Permit will be required. <br />o Storm Sewer <br /> All storm pipe and storm water ponds would be private. <br /> Capitol Region Watershed Permit required <br />RCA Attachment E <br />Page 4 of 10
