RCA Attachment E I NTEROFFICE M EMORANDUM Date:January 20, 2021 To: Bryan Lloyd, Senior Planner From: Jesse Freihammer, Roseville Public Works RE: Enclave at McCarronsPlat The Public Works Department reviewed the proposed plans for the project noted above and offer the following comments with regard to the project’s impact on City services and/or infrastructure: 1.Site Plan o The current site plan’s proposed pathway meets the requirement of connecting Marion Street to McCarronsas detailed in the comprehensive plan. Some minor detail changes have been conveyed to the developer. o The traffic created from the development will have minimal impact on adjacent roadways. o Site plan meets wetland buffer setback. Wetland buffer signs will be required. 2.Roadway Improvements o The new roadway serving the new unitswillbe a private road. Due to the proposed width of the road, on street parking will not be permittedon one side of the roadway and one side of the roadway will need to be postedfor no parking. No parking signs will also need to be posted in the cul-de-sac. The roadway meets City standards. Final construction plans will be approved by the City prior to issuing permits. 3.Utilities o Water A MDH Water Permit will be required. Would be a public watermain. Current plan meets City standards. Final construction plans will be approved by the City prior to issuing permits. o Sanitary The sanitary sewer main would be public. Current plan meets City standards.Final construction plans will be approved by the City prior to issuing permits. A MPCA Sanitary Sewer Extension Permitwill be required. o Storm Sewer All storm pipe and storm water ponds would be private. Capitol Region Watershed Permit required Page 4 of 10
