Attachment A <br />1 ORDINANCE NO. ____ <br />2 AN ORDINANCE AMENDING TITLE 11, SUBDIVISIONS, CHAPTER 1102, <br />3 PROCEDURES, OF THE ROSEVILLE CITY CODE CLARIFYING PARK <br />4 DEDICATION REQUIREMENTS AND THE RENAMING OF THE LDR-1 ZONE TO <br />5 LDR <br />6 The City Council of the City of Roseville does ordain: <br />7 Section 1. City Code, Title 11, Chapter 1102, Section 1102.01 is hereby amended as follows: <br />8 1102.01: Plats: <br />9 Any subdivision or consolidation of land shall adhere to the platting procedures established <br />10 herein. <br />11 A. Requirements Governing Approval of a Subdivision or Consolidation <br />12 1. Due regard shall be shown for all natural features such as tree growth, water courses, <br />13 historic locations, or similar conditions. <br />14 2. Conditions of Approval: The City may require such changes or revisions to any <br />15 proposal as deemed necessary for the health, safety, general welfare, and convenience <br />16 of the City. For Major Plats, the Planning Commission may also recommend to the <br />17 City Council such changes or revisions. <br />18 3. Flooding: No application will be approved for a site that is subject to periodic <br />19 flooding, or which contains inadequate drainage facilities, unless the owner agrees to <br />20 make improvements which meet the City’s storm water and drainage requirements. <br />21 4. Building Permit: No building permit shall be issued for the construction of any <br />22 building, structure, or improvement to the land or any lot within an approved <br />23 subdivision or consolidation until all requirements of this Title have been complied <br />24 with fully. <br />25 5. Occupancy Permit:No occupancy permit shall be granted for the use of any structure <br />26 within an approved subdivision or consolidation until required utility facilities have <br />27 been installed and made ready to service the property and roadways providing access <br />28 to the subject lot or lots have been constructed or are in the course of construction. <br />29 6. Park Dedication: No application will be considered until a park dedication <br />30 recommendation has been made in accordance with Section 1103.03. <br />31 B. Platting Alternatives <br />32 1. The following processes are alternatives to the plat procedures established in this Chapter. <br />33 a. Common Wall Duplex Subdivision: This type of platting alternative shall be limited <br />34 to a common wall duplex minor subdivision of a parcel in any zoning district which <br />35 allows duplexes, along a common wall of the structure and common lot line of the <br />36 principle structure where the structure meets all required setbacks except the <br />37 common wall property line. <br />(Inserted language shown in underline, deleted language shown in strikethrough) <br /> <br />
