By providing a range of consumer and commercial automotive <br />needs including paint, body, collision, glass, repair, oil change, and car wash.Driven Brands <br />services over 50 million vehicles annually across the portfolio of businesses. <br />PROJECT SUMMARY <br />This document shall serve as the project narrative to the City of Rosevillefor the Conditional Use <br />PermitApplication submitted by Kimley Hornacting as applicant on behalf of the current owner <br />Driven Brands, Inc. The 1.0acresite is part of the Twin Lakes Station re-development project <br />that is ongoing on County Road C.The developer (Driven Brands) will develop an express self- <br />service car washwith two full time employees on-site. This property is CMUD-4 where car wash <br />use would require the CUP due to the drive-through feature relatedtothe use.The proposed <br />use is notin conflict with any existing regulating maps, adopted plans, or the Comprehensive <br />Plan of Roseville for 2040. Driven Brands is pursuing this property as part of our overall market <br />plan of high-density corridors in the Minneapolis-St. Paul marketto provide high quality car <br />wash services to customers. <br />GENERAL BUILDING AND SITE LAYOUT <br />The express car wash building area is 4,164 sf and will have 25 total spaces, (18of which will be <br />dedicated to self-service vacuums). Thesite will also include two ADA accessible spacesand an <br />on-site dumpster enclosure. The parking counts have been accounted for the overall <br />development to ensure this site will not be an encumbrance on the parking required for other <br />uses in Twin Lakes Station. <br />building from the north into the car wash tunnel and exiting on the south side where they can <br />go into one of the vacuum stallsfrom the exit drive lane.
