Rd B <br />The Parks andRecreation Department reviewed the plans for the project noted above and offer <br />the following comments with regard to the project’s impact on City services and/or <br />infrastructure: <br />1.The Parks and RecreationCommission (PRC)reviewed this proposed project regarding <br />park dedicationon May 5, 2021. Their recommendation was to accept 10% of land(.61 <br />acres). Meetingminutes are attached. <br />2.Attached is a letter that the developer submitted regarding the condition in which the <br />park parcel will be turned over to thecity. It is extremely important that the developer <br />follow throughwith each of the terms that he listedin this document. <br />3.It appears that the developer has updated his tree preservation plan to show protection <br />of some significant trees on the proposed dedicated land. It will be important that these <br />trees be protected during constructionand that the planning and execution be <br />approved by the Parks and Recreation Department. <br />4.As part of thepreliminary plat, thedeveloper originallyproposed the sale of an <br />additional .259acres of land to the Cityto create a larger parkparcel. OnAugust 5, 2021 <br />the PRC recommended pursuingthe additional land if it couldbe purchased at a <br />reasonable price. On September 27,2021the City Council provided guidance to pursue <br />acquisition of the additional property. <br />In the proposed final plat, the developer utilized some of the.259 acres that was <br />originally planned for sale to the City for private stormwater storage for the <br />development. As such, the amount of land for sale was reduced to .184 acres (8,017 <br />square feet). When combined with the .61 acres to be dedicated, this would create a <br />total park parcel of .79 acres (34,589). The parcel would be turned over to the city as <br />87% flat. Staff are supportive of this acquisition and a purchase agreement has been <br />preparedand reviewed by the developer. <br />Please contact me if you havequestions or concerns regarding any of the information contained <br />herein. <br />Page 1 of 11 <br /> <br />
