ParksandRecreationDepartment <br />EdisonAdditionPlatSubmittal <br />Written Narrative: <br />Each of the threeprojects onthe proposed three lot plat are independently developed& <br />owned by separate ownership entities as summarized below. <br />Lot 1(2.100 acres); 3110 Old Highway 8; Roseville Edison, LLC: Edison Apartments is a <br />multifamily development of 59 units that was completed in January 2020. It is a three- & four- <br />story building with an underground parking garage. It’s unit mix includes 14 one bedroom, 25 two <br />bedroom & 20 three-bedroom units.There are a total of 86 structured parking spaces – 60 <br />underground & 26 under solar carports. <br />The property offers a number of common amenities to its residents including leasing office, <br />community room, elevator, fitness center, resident storage (no charge) & underground parking <br />(no charge). The site also includes an open green space area for recreation, walk-trail, playground <br />& grilling stations which are shared with the other two apartment developments. <br /> <br /> The project includes solar which the residents can participate in at no cost. Also, rain water <br />is captured from the building roof & solar carports into an underground cistern that is used for <br />site irrigation. <br /> <br />Lot 2 (2.091acres); 3080 Old Highway 8; Roseville Edison II, LLC: Edison II Apartments is a <br />multifamily development of 60 units that is currently under construction with an anticipated <br />completion late in 2022. It is a three- & four-story building with an underground parking garage. <br />It’s unit mix includes 15 one bedroom, 25 two bedroom & 20 three-bedroom units. The plan calls <br />for a not less than 70 structured parking spaces – 53 underground & the balance of at least 17 <br />under solar carports. The final number of solar carports will be determined with the final solar <br />design. <br />The property will offer a number of common amenities to its residents including leasing <br />office, community room, elevator, fitness center, parcel package center& underground parking <br />(no charge). The sitewill also includea Sport Court & walk-trailwhich will beshared with the other <br />two apartment developments. <br />The project will also includesolar which the residents can participate in at no cost. It is <br />anticipated there will be approximately 109 underground parking spaces. <br />The property’s preliminary concept includes common amenities for its residents including <br />leasing office, community room, two elevators, fitness center, recreation room, shared work- <br /> <br />
