124 S TAFF R ECOMMENDATION <br />125 A.Adopt a resolution approvingthe proposed Brama Vistaspreliminary plat based on the content <br />126 of this RCA, public input, the recommendation and findings of the Planning Commission,and City <br />127 Council deliberation, with the following conditions. <br />128 1. Pursuant to the memo from Public Works staff in Attachment E of this RCA, the applicant shall: <br />129 a. Enter into a Public Improvement Contract and encroachment agreement regarding the <br />130 construction of water and sewer utilities. <br />131 b.Establish a homeowner’s association for the maintenance of the storm water management <br />132 BMPs and shared driveway. <br />133 2. Pursuant to review by the Fire Marshal, sprinkler systems shall be installed in the twinhomes. <br />134 3. In accordance with the recommendation of the Parks and Recreation Commission in Attachment <br />135 E of this RCA, the applicant shall dedicate cash in lieu of park land in the amount of $21,250 <br />136 prior to filing the plat at Ramsey County. <br />137 R EQUESTED C OUNCIL A CTION <br />138 A. Pass a motion to table the request for future action. An action to table consideration the request <br />152 must be based on the need for additional information or further analysis to make a decision. Tabling <br />153 beyond September 26, 2022, may require an extension of the action deadline mandated in Minnesota <br />154 Statuteto avoid statutory approval. <br />155 B.Adopt a resolution to deny the request.
