124 S TAFF R ECOMMENDATION 125 A.Adopt a resolution approvingthe proposed Brama Vistaspreliminary plat based on the content 126 of this RCA, public input, the recommendation and findings of the Planning Commission,and City 127 Council deliberation, with the following conditions. 128 1. Pursuant to the memo from Public Works staff in Attachment E of this RCA, the applicant shall: 129 a. Enter into a Public Improvement Contract and encroachment agreement regarding the 130 construction of water and sewer utilities. 131 b.Establish a homeowner’s association for the maintenance of the storm water management 132 BMPs and shared driveway. 133 2. Pursuant to review by the Fire Marshal, sprinkler systems shall be installed in the twinhomes. 134 3. In accordance with the recommendation of the Parks and Recreation Commission in Attachment 135 E of this RCA, the applicant shall dedicate cash in lieu of park land in the amount of $21,250 136 prior to filing the plat at Ramsey County. 137 R EQUESTED C OUNCIL A CTION 138 A. Pass a motion to table the request for future action. An action to table consideration the request 152 must be based on the need for additional information or further analysis to make a decision. Tabling 153 beyond September 26, 2022, may require an extension of the action deadline mandated in Minnesota 154 Statuteto avoid statutory approval. 155 B.Adopt a resolution to deny the request.
