RCA Attachment E <br /> <br />I NTEROFFICE M EMORANDUM <br /> <br />Date: June 21, 2022 <br /> <br />To: Bryan Lloyd, Senior Planner <br /> <br />From: Jesse Freihammer, Roseville Public Works <br /> <br />RE: Brama Preliminary Plat <br /> <br /> <br />The Public Works Department reviewed the proposed plans for the project noted above and offer <br />infrastructure: <br /> <br />1.Site Plan <br />o The private driveway is a 26-foot-wide. Parking would be allowed on one side. <br />o Due to the minimal amount of lots created, five additional lots, the development <br />did not meet the threshold per City policy to conduct a formal traffic study. A <br />traffic study was not conducted but approximately 48 additional vehicle trips will <br />be created each day. Current traffic on Old Highway 8 is 2350 vehicles per day so <br />this would amount to only 2% increase in traffic. This traffic will not create any <br />significant issues. <br />2.Utilities <br />o Water <br />Watermain will need to be extended to serve the new lots <br />The watermain is proposed to be public and meets City requirements. <br />o Sanitary <br />Sewer will need to be extended to serve the new lots. <br />The proposed sewer is proposed to be public and meets City requirements. <br />o Storm Sewer <br />Storm sewer would be private. <br />Rice Creek Watershed District Permit Required <br />NPDES Permit Required <br />Site plan meets watershed district and city stormwater requirements. <br />There are four proposed stormwater best management practices (BMPs) <br />that are strategically located to minimize the peak stormwater volume and <br />rate leaving the site. <br />The proposed development was reviewed against known historic drainage <br />issues in the Troseth & Old 8 neighborhood, and it was determined that <br />the post construction conditions will have little to no effect on any current <br />drainage concerns.
