REQUEST FOR COUNCIL ACTION <br />Date:September 12, 2022 <br />Item No.: 10.i <br />Department Approval City Manager Approval <br />Item Description: Approve T-Mobile Lease Amendment at 2501 Fairview Avenue <br />1 B ACKGROUND <br />2 On July 22, 1996, the City of Roseville entered into a lease agreement with the predecessors of T- <br />3 Mobile Central LLC for the placement of antennae and auxiliary equipment on and around the lattice <br />4 tower located adjacent to the City’s water tower at 2501 Fairview Avenue. Since that time, there <br />5 have been two amendments to the lease to account for extended lease terms and to accommodate the <br />6 subdivision of the original parcel for the purposes of selling the former fire station. <br />7 T-Mobile has approached the City with the intent of installing a back-up power generator for their <br />8 equipment to provide stable, reliable cellular service in this area in the event of a power outage. The <br />9 City recognizes the public benefit of this request and has been working with T-Mobile to amend the <br />10 lease to account for a larger footprint on the premises for their ground mounted equipment. <br />11 The attached third amendment provides for an additional 126 square feet of ground space around the <br />12 lattice tower, for a total of 160 square feet. T-Mobile will pay an additional $357 per month, or <br />13 $4,284 per year, for the additional square footage. As per the current lease terms, the rent increase <br />14 shall be adjusted annually by 103% of the current rent. <br />15 The installation of the generator and any additional equipment or wiring will be reviewed and <br />16 inspected by City staff or its agents. <br />17 F INANCIAL I MPACTS <br />18 Per the original and amended lease for this site, T-Mobile is currently paying the City $35,877 <br />19 annually for leased space on and around the lattice tower adjacent to the water tower. This lease <br />20 amendment will add an additional $4,284, for a total of $40,161. That total lease amount will <br />21 increase annually by 3%.
