RCA Attachment D <br />I NTEROFFICE M EMORANDUM <br /> <br />Date:November 14, 2022 <br />To: Bryan Lloyd, Senior Planner <br />From: Jesse Freihammer, Interim Public Works Director - Roseville Public Works <br />nd <br />Addition <br />RE: Wheaton Woods 2 <br />The Public Works Department reviewed the proposed plans for the project noted above and offer <br />the following comments with regard to the project’s impact on City services and/or <br />infrastructure: <br />1.Site Plan <br />o The original plat created an outlot which was assumed to be a lot in the future. <br />The roadway can accommodate this addition with no impacts. <br />o The plat meets the city’s easement requirements. <br />2.Utilities <br />o Water <br />Watermain is available for connections <br />o Sanitary <br />Sanitary sewer main is available for connections. <br />o Storm Sewer <br />The 2016 Wheaton Woods Development was required to install <br />stormwater treatment to accommodate the 2.3 acres of new proposed <br />impervious. As built documentation shows that there was 1.98 acres of <br />impervious installed in this development since 2016. The 1.98 acres <br />includes the extension of Wheaton Ave., residential driveways, sidewalks, <br />structures, and also includes residential improvements like sheds and <br />patios. The required treatment was completed through the installation of <br />four large infiltration basins. The basins were accepted and approved for <br />being built per plan, and Public Works has been maintaining them since <br />2018. <br />The proposed plat will add 0.08 acres of impervious to the larger <br />development area. This increase is still well under the originalproposed <br />impervious acreage for the development, and staff considers this new <br />impervious from the plat to be treated by the regional basins the city <br />currently owns and operates. <br />Page 2 of 3 <br /> <br />
