Provide specialized guidance for specific geographic areas that may have a number of underlying <br />4746 zoning districts. <br />4747 B. Comply with the Comprehensive PlanÓs land use guidance. <br />4748 1012.02: BUS RAPID TRANSIT (BRT) OVERLAY DISTRICT <br />4749 A. Purpose <br />4750 The Bus Rapid Transit (BRT) Overlay District is intended to: <br />4751 1. Achieve the guidance of the Comprehensive PlanÓs future land use goals and policies. <br />4752 2. Promote higher residential density development within the half-mile walkshed of BRT stations. <br />4753 3. Establish standards above and beyond those existing in underlying zoning districts for those areas. <br />4754 4. Focus on enhancing pedestrian connections as part of development. <br />4755 B. Overlay District Boundaries: This section shall apply to all lands within the jurisdiction of the City of <br />4756 Roseville, Minnesota, shown on the official zoning map and/or the attachments thereto as meeting <br />4757 both of the following: <br />4758 1. Located within the boundaries of the Bus Rapid Transit (BRT) Overlay District; and, <br />4759 2. Having the underlying zoning of the following base zoning districts: <br />4760 a. HDR High Density Residential District <br />4761 b. MU-1 Neighborhood Mixed Use District <br />4762 c. MU-2A and MU-2B Community Mixed Use Districts <br />4763 d. MU-3 Corridor Mixed Use District <br />4764 e. MU-4 Core Mixed Use District <br />4765 C. Density Standards <br />4766 1. Residential density shall be a minimum of 15 units per acre. <br />4767 D. Pedestrian and Bicycle Facilities Plan: Any expansion of existing buildings or uses, a change in use, <br />4768 or redevelopment of property will require submittal of a Pedestrian and Bicycle Facilities Plan prior to <br />6 <br /> <br />
