March 16, 1990 <br />Mr. Arnie Gregory <br />1117 Marquette Avenue <br />suite 200 <br />Minneapolis, MN 55403 <br />Dear Mr. Gregory: <br />I recently .reviewed the plans for the commercial portion of your <br />development with Howard Dahlgren and Karl Keel and we have the <br />following comments: <br />1 <br />5. <br />6. <br />7. <br />The amount of parking shown on the plans is less than that <br />shown on the approved plan. The assumption that we have <br />made is that additional parking would be constructed when <br />the building is expanded at some future date. We would, <br />however, strongly encourage you to construct all the.parking <br />adjacent to Lexington Avenue now rather than waiting for the <br />future. <br />There is inadequate landscaping provided, especially around`. <br />the perimeter of the site. <br />The free standing sign does not appear to meet setback <br />requirements. The sign should be located so that it is 30 <br />feet from your east and south property lines. <br />There appears to be inadequate screening of the mechanical <br />units along the west side of the building. These units <br />should be screened from view with material similar to those <br />used on the building. <br />The dumpsters should be totally enclosed with adequate space <br />for source separation. <br />There appears to be a canopy over the pump islands for the <br />service station which would have an inadequate setback. The, <br />closest point of the canopy must be setback at least 30 feet <br />from property lines: You should either redesign the canopy <br />to meet the setback requirement or apply for a variance to <br />the setback requirement.
