PREFERRED PROPERTIES, INC. <br />March 23, 1990 <br />Mr. Rick Jopke <br />Planning and Zoning Administrator <br />City of Roseville <br />2660 Civic Center Drive <br />Roseville, MN 55113 <br />Dear Mr. Jopke: <br />In response to your letter dated March 16 1990 <br />regarding the Lexington Shoppes project to be built on the <br />northwest corner of Lexington Avenue and Woodhill, we propose <br />the following solutions: <br />1) The additional parking as you requested would be built <br />at the time the expansion of the building is <br />constructed. The cost of this additional parking is <br />approximately $7,500 to $10,000 and does not currently <br />fit into our construction budget. Further, I am told by <br />our construction people that this area would most likely <br />be utilized as a staging area as the expansion was <br />added. With this in mind it is likely that the area <br />would be significantly damaged during that construction <br />phase and need to be replaced. Therefore, the <br />appropriate solution is to construct the building <br />expansion and parking lot at the same time. <br />2) We agree to expand the landscaping, especially around <br />the perimeter of the site. We propose to add boulevard <br />trees along Lexington Avenue, trees along Woodhill in <br />front of the canopy, and finally trees along our <br />property line which is shared with the VFW. We request <br />that this landscaping be installed during the first year <br />of the project's operation. <br />3) We will move the free standing sign back in order that <br />it meet the 30 foot set back from the east and south <br />property line. <br />4) We will provide adequate screening of the mechanical <br />units which are located along the west side of the <br />building. These units will be screened with material <br />which is complimentary to the rest of the building. <br />5) We will provide an enclosure for the dumpsters with <br />adequate space for separation. <br />
