MEMORANDUM PMAJ <br />DATE: April 13, 1990 <br />TO: Craig A. Waldron <br />FROM: Mick Jopke <br />SUBJECT: Proposed Can -American Commercial Project at Woodhill <br />and Lexington Avenue <br />As you are aware, permits have been issued for the proposed <br />commercial building at Woodhill and Lexington. Staff has <br />reviewed the proposed plans with Howard Dahlgren and it has been <br />determined that the development is substantially in compliance <br />with the approved plans. The differences between the approved <br />plan and the current plan include the following: <br />1. The building will be built in two phases instead of one. <br />The total square footage would remain at 20,000 sq. feet. <br />14,824 sq. feet would be built in the first phase. <br />2. While the building design is not quite the same, it is very' <br />similar including the use of a pitched roof, cupolas and <br />dormer features. The building materials are the same <br />including the use of brick, glass, and stucco. <br />3. The current talan shows a canopy over the pump islands at the <br />service station/convenience store on the south end of the <br />center. The original approved plan did not anticipate a <br />canopy over the pump islands. The proposed canopy as shown <br />would require a setback variance because it is not 30 feet <br />from Woodhill. Drive. The developer has been informed of <br />this and they have agreed to request a variance. <br />4. The applicant proposes to phase the parking on the site. 88 <br />parking stalls will be constructed for the first phase of <br />the development. 75 parking stalls are required for the <br />amount of square footage in the first phase. The remaining <br />parking as anticipated in the approved plan would be <br />constructed as part of the second phase when the building is <br />expanded. The areas where the additional building =,nd' <br />parking expansion will occur in phase II would be grass <br />` <br />until such time as the phase II expansion occurs. <br />5. The landscaping shown on the current plan is less than on <br />the approved plan around the perimeter of the commercial <br />site. The developer has agreed to expand the landscaping to <br />add boulevard trees along Lexington Avenue, Woodhill, and <br />trees along the west side of the site, adjacent to the VFW. <br />They will be preparing a revised landscape plan to show this <br />additional landscaping and the landscaping will be installed <br />during the first year of the project's operation. <br />
