ROSEDALE SQUARE <br />Variance Request <br />Description of Request <br />Change the parking setback requirement from 15 feet to 2 feet at the <br />parking area directly adjacent and to the west of the southeast <br />ponding area ( see attached site plan) . <br />Applicant's Statement Why This Request Should Be Approved <br />The design plans for Rosedale Square were prepared to meet one basic <br />objective: <br />.To provide an attractive and exciting retail project which meets <br />the needs of the community and responds to the contemporar <br />trends and practices for developments of this type. Y <br />This variance is necessary to efficiently use more space in the <br />Byerly's parking area. Approval of a 2 foot setback will provide <br />Byerly's with a 4% increase in customer parking capacity. <br />Because of the significant landscaping around the ponding area, <br />appropriate separation and green space will be provided. The distance <br />between the parking lot line and the West Snelling Frontage Road is <br />approximately 80 feet. Thus, visual impact and appearance will not <br />be negatively affected by allowing the variance. <br />Your applicant respectively requests that the variance be granted. <br />
