ROSEDALE SQUARE <br />Variance Request <br />Description of Request <br />Roseville Shoppes Limited Partnership, the owner of Rosedale Square <br />Shopping Center, respectfully requests that the City permit the change of <br />the monument sign setback requirement from 30 feet to 5 feet at the <br />monument sign location at the southeast corner of the project site. (See <br />attached site plan.) <br />Applicant's Statement Why This Request Should be Approved <br />The setback requirement for freestanding signs for retail centers <br />requires a thirty foot setback from the boundaries of roadway easements. <br />In this case, the proposed monument sign is set back 30 feet from the <br />roadway easement boundary of County Road C. However, Applicant requests <br />a variance from the setback requirement measured from Lincoln Drive. <br />This request is prompted by the presence of the ponding area located <br />between the project property line and the actual perimeter of Lincoln <br />Drive. This ponding area creates an artificial and inordinate distance <br />between the roadway and the actual project perimeter. Accordingly, strict <br />application of the setback ordinance would require placement of the <br />monument sign at a distance of over 100 feet from the roadaway boundary. <br />Because the sign design calls for a low, sophisticated monument -type <br />sign, rather than a high, pylon -type design, the visual impact of the sign <br />at that distance would be nullified. <br />The ponding area itself provides more than the required setback for a <br />monument sign from Lincoln Drive. The distance between the roadway <br />boundary and the sign location will be approximately 90 feet. Therefore, <br />the sign location will not interfere with traffic visibility or safety, nor <br />will it aesthetically appear to encroach upon the roadway. <br />Your Applicant respectfully requests that the variance be granted. <br />
