Reynolds dated October 13th, 1987, you indi- <br />cated that one of the conditions for Roseville City Council approval of <br />the above referenced project was that we share with you our hotel market <br />research related to the site and the area. Please let me take this <br />opportunity to provide you with a textual version of material which was <br />the basis for presentations made at the Motel 6 Site Evaluation <br />Committee Meeting which approved the Roseville site on April 14th, 1987. <br />This material is typical in format to that currently used in support of <br />all site and existing property acquisitions, proposed to the management <br />group responsible for initial assessment and later forwarded to our <br />Board of Directors. <br />The cssentiaily statistical content of this Market Position Rationale is <br />focused on main determinants of occupancy potential which have proved <br />themselves to be reliable indicators in the course of our development of <br />over 430 properties nationwide. Population backup, traffic, employment <br />and retail base -- these are always key to our assessment process, and <br />in the case of Roseville these indicators were particularly strong. <br />Motel 6 is enthusiastic about the opportunity to develop a property in <br />your community.
