Z <br />11 <br />ROSEVILLE PROTECT <br />CONCEPT <br />• <br />The retail center planned across County Road B2 immediately north <br />of Rosedale in Roseville, Minnesota, by American Redevelopers, Inc. and <br />Weis Development will be a three level complex with two parking decks <br />Providing parking for 960 cars. <br />The retail center itself will contain approximately 130,000 square <br />feet of gross leasable area. The lower level will include a health club <br />and a theatre complex with eight screens. The upper levels will house <br />betwe, 761,000 and 78,000 square feet of retail shops and restaurants. <br />The retailing represented in the center can be characterized as a <br />mixture of updated and traditional merchandise with an emphasis on updated <br />fashions. The merchandise mix will be oriented more heavily to apparel <br />with over half the space devoted to men's, women's and children's apparel. <br />Price points will be moderate through better with the emphasis on upper <br />moderate, <br />The present customer mix in the Rosedale area is younger, well educated, <br />white collar and affluent with a higher percentage`of single customers than <br />at other regional malls in the Twin Cities area. <br />The kind of shopping experience that can be expected from the center <br />might be characterized as a version of the kind of retailing represented by <br />the Galleria in Edina or Bonaventure in Minnetonka appropriately targeted <br />for the north suburban St. Paul market. <br />At present a high percentage of the ripper income shoppers' dollars <br />being spent by St. Paul north suburban shoppers are leaving the area and <br />being spent on the Minneapolis side of the metropolitan area. Our intention <br />is to remedy that situation. <br />
