Said certificates shall provide that 30 days before cancellation <br />thereof, notice shall be mailed to the other party. <br />6. Failure to Develop. <br />6.1 Mutual Failure. In the event either party fails to <br />acquire its respective Property on or before September 1, 1985, <br />this agreement shall become null and void and the benefits and <br />obligations granted herein shall automatically terminate. In <br />the event neither Weis nor Tanurb commence development on or <br />before July 1: 1987, this agreement shall be null and void and <br />the easement benefits and obligations granted herein shall <br />automatically terminate. The parties .agree to execute such <br />documents as shall be necessary to evidence such termination. <br />6.2 Failure of One Party.
