This proposal was initially considered by the Planning Commission at its <br />January meeting of 1984, subsequent to which the Planning Commission and <br />Council approved the rezoning, a variance to the setback requirement, and <br />the shopping center development plan. For details regarding that plan you <br />may wish to refer to the 4 January 1984 planning report„ <br />2. That plan, you will recall, consisted of a three level shopping center <br />and a two level parking ramp. Several months ago, the project went out <br />for bids and the bids came in 50 percent over budget. At that point, <br />representatives of the architects and developers met with the City staff <br />and proposed revisions to the plans to reduce the shopping center to two <br />levels, extend the building footprint 12 feet to the southwest, and to <br />eliminate the parking ramp in favor of single level, at -grade parking. <br />These changes were so substantial that the staff recommended the <br />applicants file for approval of a revised plan, and a variance to c.a <br />parking requirements which are now proposed to be slightly less than that <br />required by Ordinance. <br />3. The original proposal included 88,000 square feet of gross leasable retail <br />space, 700 seats in restaurants, and a 2,065 seat theatre complex. <br />According to Ordinance criterii that would require 914 parking spaces. <br />the plan provided for 960 parking spaces. The current proposal is for <br />489612 square feet of gross leasable area for retail, 112900 square feet <br />in restaurants, 22,259 square feet in health studio, and 28,274 square <br />feet in the theatre. We do not have a revised count of restaurant seating <br />space or seating capacity in the theatres at this time. However, we will <br />get more definitive numbers from the developers prior to the Planning <br />Commission meeting. <br />4. The current proposal is to provide approximately 678 parking spaces. <br />According to the square footage calculation, the applicants indicate the <br />requirements of 749 spaces. Thus, according to these figures, the <br />development would be approximately 71 spaces short. Today (1 November), <br />we have received a revised parking plan which changes the configuration of <br />the parking in the southerly portion of the parking area. They have gone <br />from an angle parking plan to a perpendicular plan in this area of the <br />parking lot. This plan, however, does not indicate total parking capacity <br />and thus, we shall have to consult with the developer's architect to <br />
