Attached is a copy of a statement submitted by Dale A. <br />Simonson, one of the principals of B-Dale Properties. The <br />letter explains the circumstances of the present placing of <br />the sign, for which a building permit was issued (verified <br />by the Building Department) for the sign to be placed the <br />required 30 feet from the north property line. The property <br />line is the south right-of-way line of County Road B, which <br />is the required 43 feet from the section line (the center <br />line of County Road B). <br />2. Attached is a copy of a drawing illustrating the location of <br />the sign relevant to County Road B and the contiguous <br />parking area. You will note that the sign is placed 19 feet <br />from the right-of-way, rather than the required 30 feet. <br />The merchants in the area now desire to add 40 square feet <br />to the existing 50 square foot Pylon sign. In as much as <br />the sign is not conforming, a sign permit allowing for an <br />expansion of the sign cannot be issued without a variance <br />being processed, which will, of course, remove the <br />nonconforming status of the existing sign. <br />The maximum sign area, according to the building code, is <br />100 square feet. The sign, as currently proposed, will <br />total• 90 square feet. <br />3. Mitigating the impact of the proposed variance is the fact <br />that the parking lot is setback 19 feet from the property <br />line rather than the minimum 15 foot prescribed in the <br />ordinance. There is also, in this case, a very wide <br />boulevard to the south curb line of Count, Road B, there <br />being a total of 3Y feet from the sign to the south curb of <br />County Road B. Thus, the existing sign location does not <br />visually appear to encroach on the traveled portion of <br />County Road B at this location. <br />
