Application for Vacation of Right -Of -Ways and Final Plat Item 19.E <br />The vacation of various right-of-ways and existing easements <br />presently located on the site for Centre Pointe Business Park is <br />necessary to allow the development to be built according to plans <br />previously submitted and approved by the City of R:jseville. This <br />development is located between County Road D and the Highway <br />Department pond just north of County Road C and between 35W right- <br />of-way and Cleveland Avenue. This area was previously divided into <br />various single family residences, a trucking terminal and a gas <br />station which are to be removed for the development of Centre <br />Pointe Business Park. <br />Among the right-of-ways to be vacated is a street named Raymond <br />Avenue and an extension of County Road C-2 to connect Raymond <br />Avenue to Cleveland Avenue. Also, when the various residential <br />dwellings within this area were built, various easements had been <br />granted to provide for these uses. Since the use for this area is <br />to be changed and Raymond Avenue and County Road C-2 are to be <br />replaced by Centre Pointe Drive, new utility easements are to be <br />created along with the new road configurations and requirements of <br />this development. <br />Due to various delays in the ability to plat this site, we are <br />presently requesting vacation of certain easements and right-of- <br />ways with others to be vacated and modified during platting. <br />Attached to this statement are a list of easements and right-of- <br />ways to be vacated prior to recording the plat for Centre Pointe <br />Business Park and another list of easements which are to be vacated <br />with the filing of the plat for this site. With the filing of the <br />plat new easements and right-of-ways will be created to accommodate <br />the new use for this area. The developer has met with the City <br />personnel to review this proposed course of action and to discuss <br />specifically each easement. The City staff has approved the <br />proposed vacations and abandonments by the letter dated May 26, <br />1987 enclosed. <br />
