The property is located within the area of Planned Urbanization of the Metropolitan Urban Services Area. As such, the development will be served by municipal water, storm water and sanitary sewer facilities. The increased traffic generated from the development can be effectively handled as expressed in the traffic analysis report prepared by Barton Ashman Associate, Inc. The close proximity of the site to the facilities within Roseville Central Park minimizes the loss of the open recreation space. The noise and dusty conditions normally associated with construction will be minimized by limited hours of construction and watering. The term of construction will be less than 18 months.
