April 5, 1984 <br />TO: Roseville City Council Members <br />RE: PLANNING FILE 1484 <br />HOUSING ALLIANCE REZONING, SPECIAL USE PERMIT, & VARIANCES <br />AT 500 COUNTY ROAD B <br />At the planning commision meeting, April 4, 1984, models of the <br />proposed senior housing building, the existing Roseville Professional <br />Bldg. and the Mueller house on Cohansey (typical in size to the <br />neighborhood) were exhibited. These were professionally prepared <br />and to scale. The stark reality of the massive size of this <br />structure in comparision to the houses it will be so close to just <br />boggles the mind. The audible response from those in attendance <br />testifies to its shocking size. <br />It is beyond my comprehension that the rights of the adjacent property <br />owners is not being given more consideration. I thought that was <br />the reason zoning regulations were on the books. Our property <br />values are just going to nose-dive. As was brought up - a prospective <br />buyer with the choice between one of our houses and one similar in <br />another area would be willing to pay more money rather than live in the <br />shadow of this monstrosity. Our houses will not be saleable at any- <br />where near their present value. <br />There is no way that a building of this size should be allowed to <br />be built that close to single family houses. The need for this <br />type of housing is not important enough to de -value a whole neigh- <br />borhood. This will never be an asset to the community as it is now <br />planned - only a eyesore be -being WAY OUT OF PROPORTION TO ANYTHING <br />AROUND IT. <br />If the zoning regulations can be amended this drastically there is <br />not much point in having them. SOUND PLANNING DOES NOT ALLOW HIGH <br />DENSITY R-3 ZONING IMMEDIATELY ADJACENT TO SINGLE FAMILY R-1 ZONING. <br />As a 22 year resident of Roseville and the Cohansey neighborhood, I <br />implore you to deny the project as it has been presented thus far. <br />Sincerely, <br />Mary Heiiiauer <br />2111 CAansey Blvd. <br />Roseville, MN 55113 <br />cc: All city council members <br />Howard Dahlgren, City Planner <br />James Andre, City Administrator <br />
