Design was based
on an approved "master" plan for drainage in Venture Addition as approved
by the Rice Creek Watershed District.
The aforementioned master plan allowed for the type of development
shown using an assumed average runoff factor of 0.85. Storm sewer piping
and appurtenances were designed for a rainfall frequency of once in 5 years.
The basic overall plan for Venture Addition is to convey all runoff to
a large storage pond in the northeast corner of the Compten property, The
pond was designed using the "Hydrograph Method" for 24 hour, 4 day, 10 day,
5 year and 100 year frequency storms.
Drainage from the Fuddruckers Restaurant site will be conveyed to the
basic storm sewer system generally as shown on the prelimary drainage plan and
as follows:
1) Runoff from the restaurant and the area immediately surrounding
the restaurant would be collected by storm sewer connected to
the system being constructed for the Cattle Company.
2) The eastern portion of the property would drain to the existing
27" storm sewer east of the property;
3) The remainder of the property between the restaurant would be
conveyed to a proposed catch basin on the existing 27-inch storm
sewer through a temporary swal e as shown. Fine Associates will
grant Fuddruckers an easement for this purpose.
Therefore, all runoff will flow to the existing system and then to the pond
with limited surface drainage to public streets,
Wm.
