This <br />location is ideal since it serves the businesses and residents in <br />the area West of Snelling and North of Larpenteur, including Lauder- <br />dale and Arden Hills. Currently, there is no other liquor store in <br />Roseville serving these areas. <br />The space which we will be leasing is h4OO square feet. The actual <br />retail area, which includes a 16 X 40 walk-in cooler it 3600 square <br />feet. The remaining space is: office area, hallways, storage, and <br />(2) large restrooms. <br />'Wye plan to install a storefront sign, stripe the parking area, and <br />install mercury vapor lights which will help provide safety for the <br />customers and security to the building. <br />A liquor store at this location will not only enhance the appearance <br />of the building and property, but it will be a true asset to the <br />commercial district of Roseville. <br />Sincerely, <br />4 <br />Stephen J. twell <br />Stephens Liquor Store, Inc. <br />
