The property in question is a 1289680 square foot site (2.95 <br />acres) with 200 feet of frontage on Fairview Avenue, upon which <br />Don Roberts Construction Company built an office warehouse <br />structure about 1978. The acce-s drives, parking, curbing, <br />structure, and landscaping is in place and as shown on the <br />attached reduced site plan. Dedication of an additional ten (10) <br />feet (to the existing 33 feet) for Fairview Avenue has already <br />been accomplished. You will notice, however, that the site plan <br />indicates this right-of-way to be 33 feet. <br />2. The applicant (now Fairview Development Company) <br />oss to <br />rezone the easterly 226 feet (as measured from the center p 1 ine of <br />Fairview Avenue) from I-1, Industrial District, to B-3, General <br />Business District. The Comprehensive Plan indicates this <br />property, as well as the land to the west and south (to I-35W and <br />T.H. 36), to be ultimately redeveloped for business purposes. <br />Thus, the proposal is in keeping with the Comprehensive Land Use <br />Plan. <br />3. The remainder of the property the applicant proposes to leave in <br />the I-1 District inasmuch as it is developed and used for office <br />warehouse purposes. Over a period of time, it is possible that <br />additional areas of the building could be rezoned and utilized <br />for business purposes. <br />4. Attached is a copy of the floor plan of the structure and a copy <br />of the letter from the developer indicating their intent. Also <br />attached is a copy of a letter from the proposed operator of the <br />off -sale liquor store, outlining their proposal. <br />5. The total square footage of that portion of the building to be <br />included in the rezoned area is approximately 8,000 square feet. <br />Thus, the parking requirements would be 40 parking spaces. That <br />portion of the land to be rezoned currently accommodates 44 <br />spaces. <br />
